We have an extensive real estate leasing background and have participated in over a thousand leasing transactions.  We utilize multiple paid for advertising services to post your property for rent, we work with hundreds of other brokers in the area who are representing different tenants looking for housing, we facilitate the photography and in some cases virtual tours of properties, and we coordinate with current and prospective tenants in regards to showings.  The very most important aspect of tenant placement is doing credit checks, criminal background checks, eviction history checks, and reference checks; we take care of all of this and also draft the leases for the rental.

Aside from working on maintenance projects, the most important part is for you to collect the rent!  We have multiple electronic systems we use to collect rent and also provide services to collect rent in person from people if needed.

The primary reason we are hired to manage properties is to coordinate maintenance requests. There is a lot more to it than meets the eye. Aside from working with a trusted team of vendors we have worked with for years, we also do our best to shop the best quote for maintenance work, and we work with the vendor, neighbors when needed, and tenants to execute on the work order. We also coordinate scheduled maintenance like cleaning, snow removal, landscaping, and many more services.

At times property management goes deeper than just collecting rent and doing maintenance. There are times where we need to actively work with condo associations, local government, and neighbors to make sure whatever issues are coming up are resolved or taken care of. In many cases there is tenant conflict too, whether it is between tenants or a party that is causing problems for others; we step in to mediate and manage the issues at hand.
